Your under contract and these are things and numbers you will need to make your sale or purchase get to closing.
Buyers
1. You will be getting a copy of all documents needed inorder to proceed from here in the next couple of days by UPS. In these papers you will have a copy of your executed contract, that I have already given to the title company in order to get the title work started. If you have decided on your loan company please let me know ASAP as I will need to get them a copy of your contract also.
I now need you to overnight me the EMD made out to the named Title company.I also will be ordering your Home Inspection and will need a check made out to the named inspection company, Taht is to be sent in the same over-night package to be recieved ASAP.DO THIS TODAY.
In this package if your buying a condo you will recieve all disclosures and a copy of the approved years budget, You will recieve a form called reciept of Condo Docs,,I have placed a note on this for you to sign and fax back to me DO THIS TODAY,,,THEN YOU HAVE THREE DAYS FROM THE DATE OF RECIEPT TO REVIEW THIS AND DECIDE IF YOU WANT TO MOVE FORWARD.So please take the time to review these documents, any questions please call me,I will then refer you to the HOA manager for all questions that I cannot answer.
2.Please start your loan and get them all documents needed as fast as you can,,as this is a must in order to get it all done before the close date for all packages to go out in time.
3. Decide if you will be in town for closing or if you want to do your closing by mail. If you are a mail out the Title company will overnight your documents to you ,,with complete instructions on where to sign,along with a self addressed ,stamped over-night return envelope,,,you will have a NOTARY LINED UP FOR THE DAY OF CLOSING,YOU WILL RECIEVE THE PACKAGE AND THEN SIGN,THEY WILL NOTORIZE AND YOU WILL PLACE IT ALONG WITH A CASHIERS CHECK MADE OUT TO YOUR TITLE COMPANY FOR THE AMOUNT SPECIFIED IN THE RETURN PACKAGE AND MAIL IT OUT THAT SAME DAY OF RECIEPT. THIS IS A MUST!
4. Two weeks prior to close you will call the rental company that has your unit on it's rental program and ask about your up-coming booking s and if they are good and you have decided to keep it on their program ask them to send you out a rental agreement.This allows them to start the checks to you after closing ,,,
5. If you are purchasing a Home or a Condo you will need to one week prior to close call the utility Companies,they need to read the meter on the day before closing or the day of closing and change it into your name.If you do not do this you or your renters will not have lights,water ,phone,etcYou must call all of these and have them transfered into your name.
6.You must have your insurance in place before closing and it will be paid at closing for a year. If you are buying a Condo you will need to find out who has the HOA covered and then get your estimate from them as they know the property and cover the outside of the building as well as the ammenities ,and common areas.
SELLERS
1.You will recieve an executed copy of your contract and all needed information in the mail in the next two days.With all of the cards and phone numbers you will need to call.
2. You will need to call the Title company and give them your pay off information,and they will need your loan company info along with your mortgage account # so have this information ready when you call them, they will also want to know how you want to recieve your funds, Please have your banking information ready and you can have it wired to your account ,,,if you have them mail you a check your bank might want to hold it and if it is over $100,000 if will not be insured so think about this and if your funds are larger than that amount put it into more than one account.
4. You will be recieving a copy of the Inspection that the buyers agent has ordered, we will then go over it and decide which repairs must be made, and taking care of all of those issues prior to the final walk-thru.
5. You will also need to call and have your lights ,phone,water,etc turned off ,,,If this is a Condo make sure you tell them not to turn off the service just read the meters, as we do not want renters without utilities.
6.You must send me,,or give me your Keys,garage door opener,secured gate opener ect before close date to give to buyer at closing. This could hold up your funds.
Do not ,,,I say do not cancel your insurance,,,Until 7 days after closing to make sure that your loan has been paid off,,,We could be in a no writing period ,,,and something could happen and you will be responsible as your loan pay off will take a few days to be recieved by the motgage company.
Closing if you are a mail out,,,Please note that you will need to let your title company know,,they will over-night you a complete package with instructions,and a self addressed envelope to return the papers in ,,,you will recieve them the day of closing YOU ARE TO HAVE A NOTARY READY TO SIGN THEM THAT DAY,,AND GET THEM BACK IN THE MAIL THAT SAME DAY,,,THIS IS NO EXCEPTIONS.YOU CANNOT RECIEVE ANY FUNDS UNTIL THEY ARE BACK AT THE TITLE COMPANIES OFFICE.
YOU WILL THEN RECIEVE WORD FROM THE TITLE COMPANY THAT ALL PAPER WORK IS BACK FROM THE BUYERS,AND THE SELLERS AND YOUR FUNDS HAVE BEEN SENT OR WIRED.
